Interest rates rose over the quarter. The 10-year Treasury went from 4.48% on July 1 to 5.29% on September 30, and it was 5.15% on October 19. The Federal Reserve held its target at 3.50%–3.75% through July, then raised it 25 basis points to 3.75%–4.00% on September 16.
Our view: Higher long-term rates raise the cost of new debt, which can reduce or slow capital for buyers. Repriced listings, retraded contracts and sellers facing a debt wall in 2027 that looks steeper than anticipated will serve hardship to some and opportunity to others.
